Residential Roofing in Dublin
Most of our Dublin work is residential. The housing stock here ranges from 1960s single-story ranchers near downtown to 2010s two- and three-story homes in Jordan Ranch and Positano, and each age bracket has its own failure pattern. Older roofs need flashing and gutter attention; newer roofs need installation defects corrected. Homeowners here care about three things: stopping leaks before they damage the interior, getting a fair price without a sales pitch, and having a crew that cleans up the property when the job is done. We handle all three on every Dublin residential job.
- Full shingle roof replacement — We tear off the old roof, inspect and replace any rotted sheathing, and install GAF or Owens Corning Duration shingles with proper underlayment and ventilation. Most Dublin homes get a 25-year workmanship warranty on top of the manufacturer material warranty. Two to four days typical.
- Tile roof underlayment replacement — Dublin Ranch and similar neighborhoods have concrete tile roofs where the underlayment fails years before the tile does. We lift the tile, replace the underlayment and flashing, and re-set the tile with new fasteners. This is far cheaper than a full tile replacement and solves the leak.
- Leak tracing and repair — We water-test the roof and inspect the attic to find the actual entry point, not just the ceiling stain. Common Dublin culprits are valley flashing, chimney counter-flashing and failed pipe boots. Most repairs are done in a single visit and cost $450 to $1,200.
- Pre-winter maintenance and inspection — We clear gutters, reseal exposed fasteners, replace cracked sealant and check ridge caps before the rainy season. Dublin maintenance customers get priority scheduling when storms hit. An inspection takes 60 to 90 minutes and includes photos and a written summary.
