Residential Roofing in Hayward
Most of our Hayward work is on homes. The city has a mix of post-war ranchers, 1970s two-story homes and newer townhomes near the BART line. Each type has its own roofing needs. Ranchers often have low-slope sections that need flat roof maintenance. Two-story homes need careful flashing around dormers and chimneys. Townhomes have shared walls and tight access. We handle all of it, from a single shingle repair to a full replacement with new sheathing and ventilation.
- Asphalt shingle roof replacement — We install GAF, Owens Corning Duration and CertainTeed shingles on Hayward homes. The job includes tear-off, new underlayment, ice-and-water shield at valleys, new flashing and ridge vents. Most homes take two to four days. We clean up with a nail magnet every evening.
- Roof leak repair and tracing — Leaks in Hayward often come from pipe boots, chimney flashing or valleys. We use a hose test to find the exact entry point, then repair it. You get photos of the problem and the fix. Most leak repairs are done in one visit and cost $250 to $600.
- Flat and low-slope roof maintenance — Many Hayward homes have flat sections over additions or garages. We inspect for ponding, reseal seams and flashing, and clear drains. Annual maintenance on these areas prevents the leaks that show up in winter. We use TPO, EPDM and modified bitumen.
- Attic ventilation and insulation upgrades — Poor attic ventilation cooks shingles from underneath and shortens roof life. We install ridge vents, solar attic fans and proper intake vents. In Hayward's climate, this also lowers summer attic temperatures and cuts cooling costs. We can do this during a roof replacement or as a standalone upgrade.
